The Terranea Resort Project Team Uses Bluebeam PDF Revu for Punchlists and Back Checks


The following case study reviews the punch and back check processes used on the recently completed Terranea Resort. This $500 million, 582-room resort sits on 102 acres of oceanfront property in Ranchos Palos Verdes, CA.

Four months prior to the resort’s opening, both the architectural team and the general contractor were ready to begin punchwalks. Given the tight deadline, they needed an efficient solution for not only documenting all punch issues, but also providing clear and concise directions to sub-contractors to minimize back checks. The architectural team also wanted a mobile solution, one that would enable them to document items and distribute punchlists from the field, without having to go back to the project trailer.

After reviewing available solutions, the architectural team decided to use Bluebeam PDF Revu on a Motion J3400 tablet PC for the entire punch and back check process.


Process

To optimize the workflow, the team divided the punch process into five basic steps: 1) establish the keynotes to be used; 2) prepare sketches; 3) tape the punch area; 4) punch; and 5) output the punchlist for distribution to subs. Once the punchlist items have been addressed, the output list can be used for back check. Repeat the back check process as needed.

The General Contractor did not use Bluebeam, rather they selected a competing punch solution.


Findings
  1. The process requires only two persons, which includes one for tape and one for punch. Two resources from the General Contractor were used for punch and input into the competing software.
  2. Using Bluebeam PDF Revu on a tablet, one person can document an item as fast as it can be taped, working in real time. With two resources, the General Contractor followed about 5 minutes behind.
  3. Bluebeam accuracy is estimated to be upwards of 90% with minimal post punch editing. The General Contractor, however, has to edit and correct the data in the competing software at the end of the day (approximately 2 hours).
  4. Sketches are tied to punchlist items via the defined keynotes in Bluebeam. The General Contractor’s system does not include sketches.
  5. The output list in Bluebeam can be used in back check to eliminate any rework or wasted effort. Same for the General Contractor’s competing software.
  6. Completion dates and approvals are automatically recorded with a simple status selection.
  7. Bluebeam PDF Revu costs $149 + $2,300 for a Tablet PC; the competing construction management software costs $85,000.
